Cape Coral “Coral Grove” Town Center Project
The Cape Coral Grove project is a $1.3 billion mixed-use development planned for northwest Cape Coral. The 131-acre town center will feature retail, dining, entertainment, residential buildings, and a luxury hotel. Infrastructure construction is scheduled to begin in the first quarter of 2026.

The Coral Grove development is designed to be a “downtown” hub for the city’s rapidly growing northwest corridor and includes:
- Residential: 1,234 upscale apartments and townhomes.
- Hotel: A 125-room luxury hotel.
- Retail and Office: Over 350,000 square feet of leasable space for shops, restaurants, a grocery store, and office space.
- Entertainment: A movie theater, bowling alley, live music venue, and comedy club.
- Green Space: Two public parks.
- Amenities: On-site fitness centers, swimming pools, outdoor living spaces, and ample parking.
The project is situated on a 131-acre parcel of land in northwest Cape Coral:
- Address: 2301 SW Pine Island Road.
- Intersection: On Pine Island Road, between Chiquita Boulevard and Burnt Store Road.
As of late 2025, the project has been approved by the Cape Coral City Council, but some plans were modified.
- Construction Start: Infrastructure construction is set to begin in the first quarter of 2026.
- Phase 1 Building: Construction on the first buildings, including the anchor tenant, part of the town center, and the first multifamily building, is scheduled for the third quarter of 2026.
- Development Plan Change: Plans were updated in August 2025 to eliminate two planned parking garages in favor of surface-level parking.
Economic and community impact
The Cape Coral Grove project is projected to have a $1.3 billion economic impact on the city. It is intended to create a community hub for local residents, attract new businesses, and provide convenient retail and entertainment options for the rapidly growing area, potentially reducing the need for residents to travel to other parts of the city.
